FSRA Licensed Mortgage Broker

FSRA-Licensed Mortgage Broker in Ontario

Anyone can say "trust me." In Ontario, you do not have to: mortgage brokerages and agents are licensed and regulated by FSRA, the Financial Services Regulatory Authority of Ontario, and you can check any licence yourself. HB Mortgage Centre is an FSRA-licensed Ontario mortgage brokerage (FSRA #13449). This page explains what that licensing means, why it matters, and how you can verify any broker yourself, including us.

The regulator

What is FSRA, and what does it regulate?

FSRA is Ontario's financial services regulator. For mortgages, it regulates mortgage brokerages and agents in Ontario and maintains a public registry where anyone can verify a licence (Source: FSRA, fsrao.ca).
In plain English, an FSRA licence means the brokerage meets the requirements Ontario law sets for anyone arranging mortgages. Licensing is mandatory in Ontario, and the public registry is how you confirm a brokerage holds one.

Why it matters

What does licensing mean for you?

Working with a licensed brokerage matters for a few practical reasons:

01

Standards of conduct. Licensed brokerages are expected to meet regulatory requirements for how they deal with you.

02

Accountability. There is a regulator and a complaints path if something goes wrong.

03

Transparency. Licensing ties the business to a verifiable record you can check.

To be clear about the limits: licensing is about regulation and conduct. It does not mean any particular rate or approval is promised. Your mortgage is always subject to qualification and lender assessment.

Roles

Broker, agent, or lender: what is the difference?

These terms get mixed up, so here is the short version:

  • A mortgage brokerage arranges mortgages between borrowers and lenders.
  • A broker or agent is the licensed individual who does that work.
  • A lender is the institution that actually provides the money.

HB Mortgage Centre is a brokerage. We arrange your mortgage with lenders; we do not lend our own money.
