How it works
How we work with Ontario homeowners
- 01
File review
We review your credit, income, property equity, and what you're trying to accomplish. This tells us which lender tier is realistic before any application is submitted.
- 02
Lender matching
We match your file to lenders whose criteria fit your specific situation - not just the lenders with the best advertised rates.
- 03
Application
One application, one credit pull. We present your file clearly to the right lenders.
- 04
Written disclosure
Before you commit to any mortgage, you receive written disclosure of the rate, all fees, and total cost of borrowing - FSRA requirement.
- 05
Closing and beyond
We coordinate with lawyers, lenders, and appraisers through to funding. For alternative mortgages, we build the plan to refinance to a lower-cost option over time.

Why a broker
Broker access vs. going directly to a lender
A bank shows you its own products. A broker reviews your file across the full lender spectrum and identifies where your file is most likely to fit. For standard mortgages, this often means better rates or product options. For complex files - declined applications, credit challenges, private mortgages - the broker's lender relationships are often the only path forward.
HB Mortgage Centre has relationships across bank, B lender, private lender, and reverse mortgage tiers. We know which lenders will and won't accept specific file types - before your credit inquiry is spent.
One application to the right lender beats multiple applications to the wrong ones. We identify the right fit first.
